How to Build a House: The Process from Start to Finish

Building a home is a huge undertaking.

It can be an incredibly rewarding experience, but it's important to know what you're getting into before you start.

So, whether you're planning to build a new home, or renovating, read on for all the information you need!

The Design Stage

We will begin your project by first determining the scope of work and establishing a budget. This is where we start to build your ideal home based on your needs. We follow these steps to ensure you get a design that you fall in love with.


Initial Consultation, Site Analysis & Site Measure

This is where we come to your place and perform a full site measure. We then develop a Design brief, including a full site analysis and go over all the must have’s & have not’s for the project.


Concept Plans

This includes floor plans, 3D perspectives & up to 4 x amendments & consultations to get the design right for your proposed project.

Engineering Plans

Engineer's drawings and structural computation documents give details about the structural members required to hold the structure up. The builder needs the specialised information detailed in these drawings which is not normally given in the architectural drawings and documents.


Preliminary Pricing

At this stage, we can submit a quote as close as possible, barring a few minor final selection items, for this proposal. This will give you a clear budget outline to make the decision to move forward & proceed with your project.

Pre-Construction Planning

Energy efficiency requirements

All new homes and some renovations, alterations, and additions must comply with the energy efficiency requirements of the Building Code of Australia (BCA) Volume Two. These requirements aim to reduce the environmental impacts of energy consumption and water usage. They include a wide range of factors, such as insulation, external glazing, sealing, services, and ventilation. A certificate in the form of a BASIX (NSW) or NatHERS (Victoria) will be required to comply. 


Planning Permit or Development Application

Planning permits or DAs give permission to develop or use land in a particular way. You may require a planning permit for a new home, extension, renovation, or an additional dwelling on the land. The local council is responsible for issuing a planning permit. If you need a planning permit, it must be issued by your local council before you can obtain a building permit or construction certificate.

These comprise of floor plans, elevations, sections, and detailed drawings, together with the engineering plans provide a complete representation of your home plans. These Plans are full, complete & ready for construction of your New Home or Renovation/Extension.

The Build

1. The Base Stage

The base stage is the initial phase of construction. The first step is to level and dig the land for foundations. This involves installing water, power, and stormwater systems. The base stage is finished when the concrete slab has been poured.

2. The Frame Stage

The frame stage is all about constructing the framework of your home, as outlined by your floor plan. It begins with the construction of the walls and roof trusses, as well as openings for window and door frames. When finished, it will be inspected and approved by the building surveyor before continuing to the next stage.


3. The Lock-up

The lock-up stage is the time when your house is secured. It begins to mold the outside of your property by focusing on external components such as windows, external doors, guttering, roofing cover, brickwork, and cladding. Rough-ins take place at this time, plumbing and electrical cables are installed, as well as air conditioning, security systems, etc.

4. The Fix out

This stage involves all the internal details being ‘fixed’ into your home. From plaster to walls, ceilings, & cornice, then the install of skirting boards, internal doors, stairs, kitchen, laundry, and room cabinetry. The house’s wet areas will also be waterproofed at this stage. This stage is complete after an inspection and approval of the inspection.


5. The Fit Off

The Fit-off stage includes installation of tiles, cabinetry, bench-tops, tap-ware, mirrors, shower screens, garage door and other finishing touches such as painting, and floor coverings are all added at this stage. The electrical, plumbing, air conditioning and security final fit-off happens as well. When the quality management evaluation has been approved, this phase is completed.

6. Practical Completion Inspection

This is the moment you've been waiting for. Your Home is now ready for your inspection after all the painting, installations, and detailing are completed. Binding Building will take you on a tour of your new Home, demonstrating every element and usefulness. Before signing the official Practical Completion Inspection form, we go thought together & complete a Quality Control check list to document any items that need correction. We will go through & correct any possible defects before scheduling a second inspection. Once you are happy with the results and the final payment is settled you are now ready to move into your dream home!

7. The Handover

The handover signals the conclusion of your house building adventure. Time to collect your keys and rejoice as you approach this historic occasion in your life!

Post-Construction
and Home Assurance

After you move in, Binding Building provide a twelve-month maintenance period to repair any areas that need attention. An extended time frame will allow your home to acclimate to all four seasons and endure the test of time.
